Former Perth local and renowned international architect Kerry Hill, in association with leading Australasian architectural practice Architectus, has won an international competition to design a benchmark mixed-use development for a prominent beachfront site in the West Australian coastal town of Cottlesloe.
The site, characterized by the iconic Ocean Beach Hotel on Marine Parade will be developed by the owners of the OBH, the Quinlivan Family with the assistance of Multiplex who set the brief for the design competition.
The brief, which attracted a high calibre of international and Australian architectural consortiums asked entrants to design a scheme featuring residential and serviced apartments, retail and public areas for the 11,691 m² site fronted on the western side by Marine Parade and the ocean. The existing landmark hotel was also to be redeveloped as part of the design.
An independent judging panel, which included acclaimed architects Graham Jahn, Kerstin Thompson and Simon Rodrigues, selected the Kerry Hill and Architectus scheme from a short list of three finalists. The panel praised the winning entry's subtle but clever response to the challenges presented by the site and the ability to reflect the inherent qualities of the Cottesloe character and lifestyle.
Schematically, the winning design integrates five core buildings which vary in height from three/four to seven storeys with a large public domain and equally large but secluded private courtyard.
Although still at the concept stage it is anticipated there will be a total of 6 retail outlets in the developments, 105 residential apartments and 30 serviced apartments.
Speaking about the design, Design Director for Architectus Lindsay Clare said, "One of the schemes core design principles is the creation of a public domain."
This public domain contrasts with the current standing of the site where there is little or no opportunity for public interface between the beach and the hotel.
Characterised by its simplicity, quality and innovation the winning design also reflects Kerry Hill and Architectus' commitment to environmentally sustainable design.
Orientated to provide protection from the Freemantle Doctor, a strong wind that comes in from the south west, the design also allows for the penetration of the warm winter sun to all apartments and courtyards.
Externally the residences are further protected by a screen that can be adjusted to create an optimal internal environment. The screens also give form and movement to the elevations of the development creating a varied screened facade. A fusion of Australian and Asian design, the redevelopment scheme embodies the experience and influences of the architectural partnership.

Lindsay Clare said, "Our coastal upbringing, understanding of the people who go to the beach, the natural cycles/climate and the toughness of the marine environment both physically and personally enabled us to deliver a design where the built form relates to the grain of the existing urban fabric."
