Architectus was commissioned to create an office/production/warehouse facility for Contract Pharmaceutical Services Australia Pty Ltd (CPSA) with an additional 4790 m2 of commercial office space for a speculative tenant. The CPSA tenancy comprises 5530 m2 production space and 750 m2 office space.

Car parking for 244 cars is accommodated in two basement levels. The building has two distinct entrances in accordance with the security requirements of the two tenants. The two tenancies are replicated in the massing of the building with the office floors appearing to float over the more solid base which contains the CPSA tenancy. The CPSA tenancy is further articulated with the different expression of the production, office and warehouse uses.

Construction materials used include metal wall and roof sheeting, pre-cast concrete panels, tinted glazing and aluminium sun shades. North orientation has been maximised for the office floors and service cores have been located to reduce the exposure of glass to the east and the west.

The building has a 4 star ABGR energy rating.
