The site is located in Auckland's CBD, at the corner of Albert Street and Swanson Street. To the west it borders St Patrick's Square, with its greenery, fountains and the cathedral, and to the east faces the centre of the CBD.

The mixed-use development has nine levels of office space for commercial tenants, with a health club and roof garden; 14 levels of residential apartments; and five levels of underground parking. These different uses are expressed in the massing of the building, with commercial floors plates, apartment tower and service core.

A key idea in the organisation of the building is the treatment of the ground plane to establish a link between Albert Street and St Patrick's Square.

Containing a retail unit, cafe and restaurant, this link also serves as the lobby area for the offices above.

This whole area at street level is developed as a terraced landscape, mediating between the different levels of Albert Street and St Patrick's Square.

The building has two identities to respond to its surroundings: an urban identity that is developed as the city facade, with a smoother glazed facade along Albert and Swanson Streets; and a highly textured facade with coloured vertical fins facing the cathedral and the park.
